Reports to: Property Superintendent and/or Assistant Superintendent

Position Overview: This is a live-in, part time (24 hrs/week) position - 2 bedroom apartment onsite is compensation for the requirement to be “on call” 24 hours. Responsible for maintaining the physical condition and appearance of the property and grounds. Implement and execute all tasks related to maintenance programs - including but not limited to exterior property appearance, inspections, completion of punch list items, timely work order service, quality make-ready program, and cost-effective inventory control of the property. This position performs all work in accordance with the Company goals, priorities and policies and as described in the Company Maintenance, Repair and Operational Service Standards manual.

Skills & Knowledge Requirements: Minimum of 3 years prior Maintenance experience. General apartment maintenance experience. Knowledge of appliance repair, light carpentry, plumbing and electrical knowledge is required. Knowledge of safety procedures, safety consciousness, steady and dependable, ability to work with the pressure of deadlines, and ability to have a flexible work schedule to accommodate after hour and weekend emergencies. Black Seal Boiler License may be required in some circumstances.

Physical Requirements: Must have extensive mobility and be in excellent physical condition. Must be able to lift approximately 100 lbs.; necessary for the installation and removal of appliances. Ability to operate all necessary hand tools to make repairs. Ability to kneel, crouch, climb, crawl, etc. to reach items in need of repairs. Ability to drive to and from job sites. Tolerance to all extremes of hot and cold weather, as may be necessary.

Tools: Must have extensive knowledge and skills in the safe use and maintenance of the following:

  • Hand tools: Various wrenches, screwdrivers, grips, sledge hammer, hammer, snips, post-hole diggers, saws, etc.
  • Power Tools: Wrenches, grinder, sander, drill, saws, etc.
  • User-Moved Aids: Wheelbarrows, dollies, hand trucks, buckets, hoists, jacks, stepladders, full ladders, double ladders.
  • Mechanical Equipment: Motors, pumps, compressors, blowers, electric and hand powered augers, etc.
  • Measuring Devices: Voltmeters, ohmmeters, testing meters, PH tests, etc.
  • Basic carpentry work such as fitting door frames, replacing windows, sanding floors, installing cabinets, etc.
  • Knowledge about water, gas, meter cutoffs and sewer clearings
  • Repair of concrete, masonry, roof and fencing as required
