Maintenance Technician – Painting & Wall Finishing Specialist

Location: Syracuse, NY & Surrounding Areas

Position Type: Full-Time or Part-Time Available

Pay Rate: $23.00 – $27.00 / hour (Commensurate with experience)

About the Position

​We are seeking a skilled, proactive, and detail-oriented Maintenance Technician with a strong concentration in drywall repair, wall finishing, and high-quality painting to maintain our residential and commercial portfolio.

​This is an active, field-based trade role. While we utilize specialized licensed mechanical contractors and service agreements for major repairs, we need an in-house technician who takes pride in the details—delivering clean turnover finishes, executing general trade repairs, mounting fixtures, and serving as our first line of diagnostic defense on site.

Required Skills & Trade Capabilities

1. Primary Trade Skills (Painting & Wall Finishes)

  • Drywall Repair & Seamless Finishing: Expertise in patching, taping, mudding, blending, and sanding to a completely smooth, ready-to-paint finish.


  • High-End Painting: Skilled in interior/exterior cut-in painting, rolling, surface prep, trim painting, and full unit turnover repaints with clean lines and zero overspray/drips.


  • Hardware & Fixture Mounting: Precise installation of door hardware (knobs, deadbolts, hinges, closers) and secure wall accessories (towel bars, mirrors, shelving, grab bars) using proper anchor systems.


  • Door Adjustments: Ability to install, hang, and adjust interior/exterior doors to ensure smooth operation.


2. General Maintenance, Diagnostics & Vendor Escalation

  • Issue Diagnosis & Mitigation: Ability to quickly assess an on-site issue and take immediate corrective action (e.g., in the event of a pipe leak, knowing the first priority is locating the shutoff valve, stopping water flow, identifying the cause, and evaluating severity).
  • Communication & Vendor Escalation: Clearly reporting findings to the Property Management Office and knowing when/how to communicate with specialized trade contractors (such as calling in a licensed plumber or HVAC technician when an issue exceeds in-house scope).
  • Building Systems Literacy: Working diagnostic understanding of core building infrastructure, including hydronic boilers, furnaces, basic electrical components (switches, fixtures, outlets), and plumbing setups.


3. Mindset & Work Ethic

  • Proactive Problem-Solving: Ability to anticipate issues before they escalate, troubleshoot on-site challenges, and keep worksites neat and organized.


  • Budget & Material Awareness: Conscious of material waste, efficient time management, and project scopes.


  • Versatility: Comfortable with varied tasks—from clearing basement debris to applying high-end finish paint coats in a newly turned apartment.


General Requirements

  • Driver's License & Transport: Valid Driver’s License with a clean driving record and reliable personal vehicle/truck to travel between local property sites.


  • Background Check: Must be able to pass a standard pre-employment background check.


  • Emergency Availability: Willingness to participate in occasional after-hours urgent/emergency response.


  • Professionalism: Punctual, organized, respectful of tenant spaces, and a clear communicator.
