Position Summary
Critical Development Group is seeking an experienced Facility Engineer to provide hands-on engineering and facilities support for one or more manufacturing facilities in the Dallas, Texas area.
The Facility Engineer will be responsible for the day-to-day operation, inspection, maintenance, and troubleshooting of building systems and equipment. The position requires strong knowledge of mechanical systems, building automation and controls, preventive maintenance, and general facility operations.
The successful candidate will work directly with building tenants, contractors, service providers, and CDG management and must be comfortable responding to emergency and after-hours maintenance needs when required.
Key Responsibilities
Facility Operations & Maintenance
- Perform routine inspections of building systems, mechanical rooms, roofs, utility areas, and other facility infrastructure.
- Monitor building conditions and identify maintenance deficiencies, equipment problems, and potential reliability concerns.
- Perform and coordinate preventive, predictive, and corrective maintenance.
- Troubleshoot equipment and building system issues and coordinate repairs as necessary.
- Respond promptly to emergency maintenance needs and assist with after-hours building issues when required.
- Maintain accurate maintenance, inspection, and equipment records.
- Mechanical Systems & Building Controls
- Monitor, operate, and troubleshoot HVAC and other mechanical building systems.
- Operate and monitor Building Automation Systems (BAS/BMS), equipment controls, alarms, sensors, and operating sequences.
- Assist with electrical, plumbing, fire protection, compressed air, and other facility systems as applicable.
- Identify opportunities to improve equipment reliability, energy efficiency, and overall building performance.
- Coordinate equipment shutdowns and maintenance activities to minimize disruption to facility and manufacturing operations.
Tenant, Vendor & Contractor Coordination
- Communicate regularly with building tenants regarding facility conditions, maintenance requests, scheduled work, and operational issues.
- Respond professionally and promptly to tenant requests and facility concerns.
- Coordinate and oversee contractors and service providers performing maintenance and repair work.
- Assist with obtaining and reviewing proposals for repairs, maintenance, and capital projects.
- Monitor contractor safety, quality, and completion of work.
- Preventive Maintenance & Facility Reporting
- Maintain preventive maintenance schedules using CMMS or other work-order management systems.
- Maintain equipment inventories and assist with equipment condition and lifecycle assessments.
- Identify equipment requiring major repair or replacement and provide recommendations to management.
- Prepare concise facility inspection and condition reports, including photographs and recommended corrective actions as appropriate.
- Promptly communicate significant equipment failures, safety concerns, and facility issues to CDG management and building tenants.
Qualifications
- 5-10 years of previous experience in facilities engineering, building engineering, facilities management, industrial maintenance, or a related field.
- Experience with manufacturing, industrial, mission-critical, laboratory, data center, or other technically complex facilities preferred.
- Strong working knowledge of HVAC and mechanical building systems.
- Working knowledge of electrical, plumbing, fire protection, and other major building systems.
- Experience with Building Automation Systems (BAS/BMS), building controls, and CMMS/work-order management software.
- Ability to troubleshoot building system and equipment problems and coordinate corrective action.
- Experience managing contractors and maintenance service providers.
- Strong communication and customer-service skills, including the ability to work directly with building tenants.
- Ability to work independently, prioritize multiple facility needs, and respond effectively to emergency situations.
- Applicable technical education, trade licenses, or facilities certifications are preferred.

Work Location
This is a full-time position based in the Dallas, Texas area supporting one or more manufacturing facilities. Regular on-site presence is required, along with the ability to travel between assigned facilities and respond to occasional emergency or after-hours maintenance needs.
