Residential Property Manager
Job Description
Job Description
PROPERTY MANAGER: Liberty Lake, WA | Full-Time | 300–500 Door Portfolio
Are you an experienced Property Manager who thrives in a fast-paced environment and likes to take ownership?
Red Rock Property Management is looking for a driven, dependable, and highly organized Property Manager to join our growing team. This is a non-onsite position based out of our Liberty Lake headquarters, managing a portfolio of approximately 300–500 single-family and multifamily units throughout the area.
This is a hands-on role with a lot of variety. No two days look exactly the same. You may be handling owner communications in the morning, conducting a move-in, addressing an escalated resident issue, making delinquency calls, marketing a vacancy, analyzing rental rates, or jumping in your car to solve a property issue.
What You'll Do
- Manage a 300–500 door residential portfolio
- Build and maintain strong owner relationships
- Handle resident concerns and escalations
- Oversee move-ins, move-outs, inspections, and property visits
- Manage vacancies, leasing, and renewals
- Make delinquency and collections calls
- Conduct rental market analysis and pricing recommendations
- Coordinate with vendors, maintenance, accounting, and leasing
- Communicate with owners, residents, and prospects
- Drive to properties throughout the Spokane/Liberty Lake area
- Use Buildium and/or AppFolio to manage your portfolio
- Jump in, problem-solve, and keep things moving when priorities change
What We're Looking For
- 1+ year of recent Property Management experience required
- Single-family and multifamily experience preferred
- Commercial management experience is a plus
- Buildium and/or AppFolio experience preferred
- Strong communication and organizational skills
- Self-motivated and able to work independently
- Comfortable managing a high-volume workload
- Confident handling difficult conversations and making decisions
- Dependable, energetic, and solutions-oriented
- Someone who takes ownership rather than waiting to be told what to do
This is not a slow-paced, predictable PM role. Property management can be challenging, and this position requires someone who can stay organized, communicate well, handle pressure, and keep moving when the day doesn't go according to plan.
What We Offer
- Competitive salary based on experience $55,000-60,000 DOE
- Monthly Lease & renewal commissions
- Fully paid medical, dental & vision
- 96 hours front-loaded PTO after 90-day probationary period
- 9 paid holidays aligned with office closures
- Paid mileage
- Company vehicle available for qualifying business use
- Local, team-oriented work environment
Ready for the Challenge?
If you're experienced, motivated, dependable, and looking for a role where you can actually make an impact, we'd like to hear from you.
