Job DescriptionThe Groundskeeper is responsible for maintaining the curb appeal, cleanliness, and safety of the community's grounds, common areas, and amenities. This role plays a key part in resident satisfaction and first impressions for prospective residents by keeping the property well-maintained and free of hazards or debris.

Key Responsibilities

  • Perform daily grounds inspections, picking up litter and debris from parking lots, breezeways, courtyards, dog park, and common areas.
  • Maintain flower beds, shrubs, and mulch areas — weeding, edging, and light trimming as needed.
  • Remove trash from dumpster/compactor areas and keep the enclosure clean, sanitary, and free of overflow.
  • Monitor and maintain community amenities (pool area, clubhouse exterior, mailboxes, signage, dog park) for cleanliness and safety.
  • Assist with snow, ice, and leaf removal from walkways, steps, and parking areas as needed.
  • Identify and report maintenance issues, safety hazards, or curb-appeal concerns to the Maintenance Supervisor or Property Manager.
  • Assist maintenance technicians with light physical tasks (moving furniture/appliances, unit turns, minor repairs) as needed.
  • Maintain grounds equipment (blowers, trimmers, pressure washers) and keep the maintenance shop/storage area organized.
  • Support move-in/move-out readiness by ensuring exterior areas near vacant units are presentable.
  • Follow all company safety policies and OSHA guidelines when operating equipment or handling chemicals.

Qualifications

  • High school diploma or equivalent.
  • Prior groundskeeping, custodial, or general labor experience preferred but not required — on-the-job training provided.
  • Ability to operate and safely maintain basic grounds equipment (blowers, trimmers, pressure washers).
  • Comfortable working outdoors in varying weather conditions.
  • Ability to lift up to 50 lbs. and perform physical tasks including bending, kneeling, and standing for extended periods.
  • Reliable, punctual, and able to work independently with minimal supervision.
  • Strong attention to detail and pride in property appearance.
  • Valid driver's license preferred.
