Position Summary
The Maintenance Technician is responsible for maintaining apartments, common areas, grounds, and building systems in a safe, clean, and functional condition. The position handles resident work orders, preventive maintenance, apartment turnovers, inspections, and general property repairs while providing professional service to residents.
Essential Duties and Responsibilities
- Complete resident work orders promptly and professionally.
- Perform general repairs involving plumbing, electrical, HVAC, appliances, doors, locks, walls, ceilings, flooring, and fixtures.
- Inspect apartments, common areas, mechanical rooms, and exterior areas for maintenance and safety concerns.
- Perform scheduled preventive maintenance and routine inspections.
- Prepare vacant apartments for new residents, including cleaning, painting, patching, and repairs.
- Maintain building exteriors, including siding, roofs, gutters, stairs, walkways, patios, and other exterior components.
- Maintain grounds, trash areas, parking areas, sidewalks, and drainage areas.
- Respond to emergency maintenance issues such as leaks, plumbing backups, electrical problems, and heating or cooling failures.
- Inspect and maintain assigned fire/life-safety equipment and report deficiencies.
- Maintain clean and organized maintenance areas, tools, and supplies.
- Coordinate with contractors and vendors when specialized repairs are needed.
- Document work orders, inspections, preventive maintenance, and apartment turnovers.
- Report safety hazards, property damage, security concerns, and major repairs to management.
- Assist with property inspections and preparation for housing, regulatory, and ownership inspections.
- Maintain resident confidentiality and professional relationships.
- Perform other duties as assigned.
LIHTC / Affordable Housing Responsibilities
- Maintain units and common areas in accordance with property standards and applicable housing requirements.
- Promptly address or report health and safety deficiencies.
- Maintain accurate maintenance records.
- Support unit and property inspections.
- Follow property policies regarding resident access, work orders, and emergency repairs.
Qualifications
- High school diploma or equivalent preferred.
- Previous apartment, multifamily, residential, commercial, or property maintenance experience preferred.
- Working knowledge of basic plumbing, electrical, HVAC, carpentry, painting, and general repairs.
- Ability to troubleshoot problems and determine when a contractor is needed.
- Ability to safely use hand and power tools.
- Good communication and customer-service skills.
- Ability to prioritize emergency and routine work orders.
- Valid driver's license may be required.
Physical Requirements
- Ability to lift and carry maintenance materials and equipment.
- Ability to bend, kneel, stoop, climb stairs, and work in confined areas.
- Ability to work indoors and outdoors in varying weather conditions.
- Ability to safely operate maintenance tools and equipment.
