Duties and responsibilities
Leasing
<ul>
<li>Greet prospects and qualify by covering all criteria (ask questions; utilize completed guest cards, etc.).</li>

Administrative

<li>Accept rental payments and give immediately to Assistant Community Manager.</li>
<li>Type lease and complete appropriate paperwork and input information on Property Management System accurately and on a timely basis. Review with the Community Manager prior to obtaining signatures.</li>
<li>Doc Management- upload all necessary documents to resident profile, maintain contact / miscellaneous information in PMS to ensure all content is up to date and document all relevant conversations, notices, violation etc. in the Resident Activities Tab.</li>
<li>Maintain and record daily inspections for the community.</li>
<li>Distribute important communication and notices to the residents through the property app.</li>
<li>Maintain accurate monthly commission records on leases and renewals for bonus purposes.</li>
<li>Assist management team with other various tasks as required.</li>
<li>Consistently implement policies of the community.</li>
</ul>
Resident Retention
<ul>
<li>Receive all telephone calls and in-person visits. Listen to resident requests, concerns, and comments.</li>
<li>Quickly complete maintenance Service Request and inform the maintenance team. Answer questions for residents about community, repairs, rent, rules, etc. Follow up on a timely basis if unable to respond to residents on all matters.</li>
<li>Maintain open communication with Property Manager and Maintenance Supervisor.</li>
<li>Contribute to cleanliness and curb appeal of the community on continuing basis.</li>
<li>Assist in planning resident functions. Attend functions and participate as host for any functions as directed by the Community Manager.</li>

Neighborhood Marketing

<li>ETL Design &amp; Development: Build and maintain robust ETL pipelines using SQL Server Integration Services (SSIS) and related technologies to support enterprise data warehouse operations.&nbsp;</li>
<li>Data Warehouse Management: Contribute to the design and optimization of data warehouse structures, ensuring scalability and data integrity.&nbsp;</li>
<li>Performance Optimization: Collaborate with DBA and reporting teams to tune queries, optimize ETL jobs, and improve data processing efficiency.&nbsp;</li>
<li>Cloud Data Integration: Support data platform initiatives using Azure SQL Database, Azure Data Factory, Azure Storage, and Azure Pipelines.&nbsp;</li>
<li>Monitoring &amp; Troubleshooting: Monitor ETL workflows, proactively resolve job failures, and maintain reliable data delivery.&nbsp;</li>
<li>Data Quality Assurance: Implement data validation, cleansing, and transformation processes to ensure accuracy and consistency.&nbsp;</li>
<li>Collaboration: Work closely with cross-functional teams to translate business requirements into technical solutions.&nbsp;</li>
<li>Reporting Support: Provide integration support for BI environments such as Cognos, Power BI, or Tableau.&nbsp;</li>
<li>Documentation: Develop detailed documentation for ETL processes, workflows, and troubleshooting guidelines.&nbsp;</li>
<li>Continuous Improvement: Recommend and implement improvements to ETL architecture and processes for scalability and automation.&nbsp;</li>

&nbsp; Qualifications &amp; Skills &nbsp; Education &amp; Experience:&nbsp; 
<ul>
<li>Bachelor’s degree in Computer Science, Engineering, or a related field.&nbsp;</li>
<li>8+ years of experience designing, developing, testing, and supporting ETL processes and enterprise data warehouses.&nbsp;</li>
<li>Proven experience with SQL Server technologies (SSIS, SSAS, SSRS) for integration, reporting, and analytics.&nbsp;</li>
<li>Strong expertise in T-SQL development, including writing complex queries, stored procedures, and views.&nbsp;</li>
<li>Experience with Azure Data Services (Azure SQL Database, Azure Data Factory, Azure Storage, Azure Pipelines, Azure IaaS/PaaS).&nbsp;</li>
<li>Familiarity with Cognos, Power BI, Tableau, or other BI platforms.&nbsp;</li>
</ul>
 Technical Competencies:&nbsp;
