Position Description/Summary:
Assigned to provide functional guidance and direction in Facilities Operations &amp; Management. Provides technical guidance and administrative direction to multiple sites and buildings. The successful candidate must have strong organizational and teamwork skills, proven problem-solving abilities, and the desire to innovate designs as well as the work processes. Will also be responsible for the review of project plans and specifications for constructability, conformance to regulatory agency requirements and productivity improvement. Provides consultation and guidance to large and complex project work areas as required. Performs duties with a high degree of latitude, exercising independent judgment and reason. 
Duties:
<ul>
<li>Oversee the O&amp;M support provided to all Business Line (BL) contracts and continuous operation of all building systems, inclusive of critical infrastructure </li>
<li>Provides functional guidance and technical direction </li>
<li>Manage and ensure industry compliance requirements for all aspects of MEP, FLS, VTE and OSHA through direct engagement with Program and Project Managers </li>
<li>Supervisory and management support to Program/Project Managers, engineers and maintenance staff </li>
<li>Create and routinely update a documented plan that includes preventive, predictive and reactive maintenance procedures </li>
<li>Develop and implement SOP’s, MOP’s and other processes as appropriate across all BL contracts </li>
<li>Participate regularly in client-facing and contract team communications virtually and in-person </li>
<li>Lead, create and manage O&amp;M budget and participate in overall operating budget process at both corporate and contract levels </li>
<li>Oversight of both management and performance evaluation for contractors/vendors; monitor and document performance in partnership with QC team </li>

<li>Coordinate directly with corporate Safety and Occupational Health Manager regularly </li>

<li>Ultimately responsible for proper operation of all mechanical, electrical, plumbing and associated control systems across the BL at optimal specified performance levels </li>

<li>Contributes to the organization through strategy definition and implementation of directed initiatives </li>
<li>Ensure that appropriate levels of clear and timely communication are occurring with customers at the contract level </li>
<li>Ensures contracts are maintained and services are scheduled as needed to maintain continuity of operations </li>
<li>Works with building occupants and safety personnel to understand the critical needs and risk of losses associated with operations performed in each area of the building and develop plans to mitigate risks </li>

Required Experience &amp; Skills
<ul>
<li>Minimum 10 years of progressive related experience in Infrastructure Operations and Management </li>
<li>Vocational or technical training in related MEP field </li>
<li>Professional licensing in aligned trade areas </li>
<li>Substantial experience in the maintenance and operation of a highly technical facility such as hospital, research facility, data center or similar </li>
<li>Significant experience in managing multiple projects and tasks simultaneously </li>
<li>Supervisory experience, demonstrated experience planning, scheduling, and supervising complex maintenance projects </li>
<li>A well-rounded background in all the building trades </li>

Responsibilities
Basic Function - This position is involved with facility maintenance duties and customer interface. Previous experience is preferred, but not required in all positions. Individual must be able to perform with minimum supervision. Other duties may include: equipment service and general housekeeping tasks.

<li>Perform all maintenance and cleaning tasks noted in the checklists and as directed by the facility manager/supervisor to ensure that all dirt, dust, litter and debris is removed from all areas of the facility using brooms, mops, brushes and other hand tools.</li>

<li>Sweep and pick up around the entrances and exits to the garage and stairwells as well as clean surface area rails, etc. on all levels, the booth, the office and rest rooms. </li>
<li>Empty all trashcans in the garage, the booth and the office. </li>
<li>Paint any and all areas of the facility as directed by the facility manager/supervisor to ensure that all painted surfaces such as poles, signs, doors, walls, curbs, islands, gates, etc. are properly maintained and look neat and clean.</li>
<li>Replace burned out bulbs. </li>
<li>Apply oil absorbent to oil spills. </li>
<li>Submit requests for repairs or maintenance. </li>
<li>Check conditions of safety items, such as gate arms to ensure clearance bars are secure. </li>
<li>Check ticket spitters and gates daily for proper operations, ticket supply, accuracy of time on clock and general appearance. </li>
<li>Provide ticket and record gate counters to the Manager. </li>
<li>Keep an inventory of janitorial supplies. </li>
<li>Maintain a garage/lot sweep sheet. </li>
<li>Operate automatic sweepers, scrubbers, outdoor equipment such as weed eater, lawnmowers or other electrical tools to repair or construct items, as applicable. </li>
<li>Shovel, plow or blow snow from the entrance or exit ramps and in areas designated by the Facility Manager using shovels, snow blowers and other light duty equipment.</li>
<li>Report any unknown, observed or suspected violations of company policy, safety hazards or any unusual occurrence to the Facility Manager in a timely manner.</li>
<li>Practice the Three Keys to Customer Satisfaction including the Five Customer Service Behaviors to ensure successful customer interactions.</li>
<li>Assist customers within the facility or as directed by the Facility Manager/Supervisor.</li>

Key Responsibilities:
Project Administration:

Qualifications
